No, full land ownership is reserved for Malagasy citizens. However, foreigners can access property through an emphyteutic lease, a long-term contract (18 to 99 years, renewable) granting a real right of use, enjoyment, and construction on the land.
Emphyteutic leases are available to foreigners and grant the right to use and build on the property for a fixed term, while full ownership—reserved for Malagasy citizens—is perpetual and freely transferable. Both allow for the construction and development of the property.
The land title is the official document that proves ownership and legal validity of a plot of land. Before any transaction, we verify the validity of the underlying title, the identity of the seller or lessor, and the absence of any disputes or mortgages.
Yes. Any document establishing a real property right must be executed in authentic form by a notary to be valid and enforceable against third parties.
In addition to notary fees, the long-term lease must be registered with the Land Registry and recorded with the tax office. Additional taxes, duties, and fees may apply depending on the circumstances. We will provide you with a precise estimate based on your project.

Yes, in collaboration with notaries and other local professionals to secure each transaction.
We pay particular attention to verifying the information and documents available on the property and the situation of the parties involved. When the nature of the transaction requires it, we recommend the involvement of qualified professionals, including notaries, surveyors, land registry offices, or relevant government agencies.
In certain situations, a transaction can be carried out through an agent with a valid power of attorney. The form and content of this power of attorney must be tailored to the transaction and, where necessary, drawn up or authenticated by a competent professional (notary).
Purchasing property through a long-term lease does not require a specific visa per se, but your local procedures may necessitate a tourist or resident visa depending on the duration of the lease. For a long-term lease on state-owned property, a resident visa is strongly advised. We recommend that you check the current requirements with the Malagasy consulate or embassy.
