Real estate acquisition in Madagascar

Madagascar, the Great Island, attracts more and more national and international investors each year thanks to its diverse landscapes, rich biodiversity, and market prices that remain among the most attractive in the Indian Ocean. Whether for a residential project, a rental investment, or a property acquisition for tourism purposes, Madagascar is now a prime destination. The Malagasy real estate market

The Malagasy real estate market has experienced sustained growth for several years, driven by increasing interest in residential, commercial, and tourist properties. Major cities such as Antananarivo, Antsirabe, Fianarantsoa, and Toamasina are experiencing growing demand, fueled by economic development and the rise of the urban middle class.

The tourism sector, which is developing rapidly, is also boosting the market for second homes and holiday properties in iconic destinations such as Nosy Be, Île Sainte-Marie or the Toliara region, all places where land value is increasing year after year.

The Southwest region of Madagascar: a natural gem

Still wild and unspoiled, the southwest region of Madagascar is attracting a growing number of individuals and investors with its raw beauty and burgeoning tourism potential. Hotel projects and resort properties are springing up in strategic locations, offering breathtaking views of the Indian Ocean.

Its exceptional beaches, Ifaty, Anakao, Itampolo, or even the Sapphire Coast further north, attract investors eager to develop, in harmony and with respect for the environment, charming properties for travelers seeking sun, white sand and authentic experiences.

The different types of property

In Madagascar, only Malagasy citizens can own property outright. However, foreigners have a legal, secure, and long-term solution for becoming homeowners: the Emphyteutic Lease.

Full ownership

Reserved for Malagasy nationals

Landowners hold indisputable rights to the land and any buildings on it. The Land Registry Service issues a duplicate of the Land Title, confirming the owner's registration. This Land Title is legally binding on third parties and constitutes irrefutable proof of ownership.

Emphyteutic Lease

Accessible to Malagasy people and foreigners

A favorable and secure solution, implemented by the State, allows foreigners to become property owners for a fixed term, while preserving the right of birthright citizenship for nationals. The leaseholder holds their lease for a period of 18 to 99 years, renewable, with inheritance rights for their heirs.

Note: An emphyteutic lease must be notarized. As contractual clauses can vary, a careful review of the contract is essential before any acquisition.

The acquisition process, step by step

Real estate acquisition in Madagascar follows a marked path in four key stages, from the first contact to the registration of your title.

01

Research & selection

Identify the property that matches your needs and investment goals. Working with a professional and reputable real estate agency greatly simplifies this step.

02

Due diligence

For properties listed in the Aloha Immo Services catalogue, all legal checks have already been completed and the paperwork is guaranteed to be in order. For any other search, a thorough verification of the titles and ownership history is essential.

03

Preliminary agreement & deed of sale

Once the property is secured, a preliminary sales agreement can be signed before a notary, usually accompanied by a deposit. The transaction is finalized by the signing of the deed of sale and payment of the balance, and then registered with the Land Registry.

04

Taxes & fees

Buying property in Madagascar involves various costs: registration fees, notary fees, and other taxes. It is essential to include these in your budget from the outset to avoid any surprises.
